ELECTRICAL COMPLIANCE

We Inspect:

Solar Installation; Circuit Breakers; Distribution Boards; Earth Leakage; Earth Continuity; Illegal Installations / Additions; Insulation; Lights; Loop Impedance; Plugs; Polarities; Resistance; Voltage and Wiring Circuits amongst other things.

Purpose:

In order to issue an Electrical Compliance Certificate (COC), the electrical installation of a property must be tested to determine whether it is reasonably safe and complies with the standard.

Electrical Maintenance:

The electrical inspection report will reflect the minimum repairs required for the purpose of issuing an Electrical Compliance Certificate.

Please Note:

All appliances e.g. ovens, stoves, geysers, pools, air conditioners, fans, gate motors, jacuzzis, items fed from a plug top or extension lead, etc. are excluded from the scope of work required for the purpose of issuing an Electrical Compliance Certificate (COC).

ELECTRIC FENCES

We Inspect:

-Brackets and Wiring

-Bobbins

-Energizers

-Lightening Arrestors

-Correct Signage

Purpose:

In order to issue an Electrical Fence Certificate, the electric fence system of a property should be tested to determine whether it is safe and complies with the current regulations.

Please Note:

Individual sectional titles and similar schemes within a complex do not require an electric fence system certificate of compliance. Any new electric fence installation after 1 December 2012, must be in compliance with the said legislation with an electric fence system certificate of compliance. Any property with an electric fence installed before 1 December 2012 is now subject to this legislation upon sale and transfer.

LP GAS

We Inspect:

Amongst other things, the location of gas cylinders, manifolds, regulators, safety shut-off valves, pipes, tubes and hoses, the position of appliances in relation to electrical equipment, sources of ignition, illegal installations and additions. Gas leak and pressure tests are performed.

Purpose:

In order to issue a Gas Conformity Certificate, the gas installation of a property should be inspected and tested to determine whether it is safe and complies with the current regulations.

Repairs:

The inspection report will reflect the minimum repairs required for the purpose of issuing a gas certificate of conformity.

Please Note:

All fixed appliances e.g. ovens, stoves, instant water heaters, fireplaces, space heaters etc will be inspected for the purpose of issuing a Gas Conformity Certificate, but are excluded from the scope of remedial work required.

WOOD DESTROYING INSECTS

These include:

White ants (subterranean termites); Wood borer (dry wood termites); and Wood Rot noted/commented on if significant.

Purpose:

In order to issue a Woodborer; Entomologist's Clearance Certificate (Woodborer; Pest Free; Infestation Free; Borer), all visible and accessible timbers/joinery of all structures on the property are to be inspected for the presence of wood-destroying insects (White ant; wood borer and subterranean termites).

Recommended Treatments if infestation is found:

Pest Control

Fumigations – Sulfuryl FluorideTent Fumigation; Drill/inject/spray.

White ant / Termites / Subterranean termite treatments

Soil poisoning (pre-construction)
